Rental Guest Agreement
I understand that the units at Beaver Run Resort are individually owned and are managed by Beaver Run. In consideration for lodging and lodging services at Beaver Run Resort, I agree to be responsible and pay for all room and guest service charges, taxes and applicable fees upon receipt of my guest statement. I also agree to be responsible and pay for any damages and/or breakage to the premises or its contents caused by me or by my children or guests. I further agree to indemnify and hold harmless Beaver Run Resort HOA and Beaver Run Holdings, LLC (the “Management”) from and against all claims arising out of any actions by me or by my children or guests, except for claims caused by the negligence or misconduct of the Management. The Management shall not be responsible for any loss or theft of, or damage to, valuables of any kind (including skis & snowboards). I understand that children under 16 must be accompanied by an adult when using swimming pools, whirlpool, or saunas. I agree not to violate any local, state or federal laws. This Agreement shall be governed by the laws of the state of Colorado and I hereby submit to jurisdiction of the courts located in Colorado.
**Group attendees are subject to the payment and cancellation policies established for their specific event.
Parking at Beaver Run for Lodging Guests
Parking is available for registered lodging guests and limited to ONE vehicle per bedroom.
- SUMMER & FALL 2024: $12 per night parking fee
- If a guest needs to bring additional cars above and beyond the one car allotted per bedroom, it’s on a space-available basis with an additional fee of $12 per night.
- WINTER 2023-2024: $38 per night parking fee
- If a guest needs to bring additional cars above and beyond the one car per bedroom, it’s on a space-available basis with an additional cost of $38 per night.
Beaver Run Resort does not offer on-site RV, trailer or oversized vehicle parking.
Additional parking is available at offsite locations. Please contact Guest Services at 970-453-6000 for additional information.

Winter Payment Policies
A 25% deposit per reservation is required at time of booking and the balance of full payment is due 30 days to prior to your arrival. Full payment will be collected at time of booking if the reservation is already inside of 30 days to arrival.
Summer Payment Policies
A 25% deposit per reservation is required at time of booking and the balance of full payment is taken at the time of arrival.
Winter Cancellation Policies
If cancellation occurs 30 days or more to your arrival date, your deposit is refunded minus a $49 processing fee. If cancellation occurs less than 30 days to your arrival, full payment has been charged and the reservation is non-changeable and non-refundable. ALL reservations are subject to cancellation if deposit/final payment cannot be collected by the required due date.
** Travel insurance is recommended for winter bookings.**

Summer Cancellation Policies
If cancellation occurs by 4 pm Mountain time, three (3) days prior to arrival, your deposit is refunded minus a $49 processing fee.
Reservations cancelled after that time will forfeit the 25% deposit taken at time of booking.
ALL reservations are subject to cancellation if deposit/final payment cannot be collected by the required due date.
Summer policies apply: 4/23/23 -11/16/23
Winter policies apply: 11/17/23- 4/20/2024
** If you book through a third party entity (like Expedia or Booking.com or any other reservation system and you did NOT book directly through Beaver Run Reservations), you will be subject to the third party’s deposit and cancellation policies and will need to contact your third party agent for any questions or help with your reservation. **

- Check-in time: 4:00 P.M. Check-out time: 11:00 A.M.
- Air Conditioning is not provided, however fans are provided in each room.
- All preferences for location, views, and specific units will be noted. Unfortunately, we cannot guarantee such requests.
- Base occupancy recommended is 2 people per bedroom. Maximum occupancy cannot be exceeded.
- Rates, taxes, and fees of 19.01% are subject to change without notice
- Parking is available for guests only. One vehicle per bedroom is allowed to park on property. Additional parking is available at off site locations. And additional parking fees may apply.
- A per night, per vehicle, parking fee applies depending on the season.
- RV, trailer, and over-sized vehicle parking are unavailable at Beaver Run Resort. Parking is available at a designated off-site location. Please inquire at check-in for directions and guidelines.
